I’m in the process of purchasing a Victorian / Edwardian London flat (top floor, share of freehold) and have had a building survey carried out. I’m looking for an indicative cost range for remedial works based on the survey findings below, before deciding whether to commission a full inspection. Key issues identified in the survey: Roof structure (Condition Rating 3): – Roof structure not fully accessible, assumed to be a traditional purlin roof – Structure appears to be overloaded, likely due to inadequately sized timbers and an overweight concrete tiled roof covering (originally likely slate) – Visible external deflection/unevenness – Surveyor advises inspection of roof void and likely strengthening or partial replacement works to bring structure into compliance Roof coverings (Condition Rating 2): – Concrete interlocking tiles nearing end of lifespan – Incorrect tile laps in places, increasing future risk of water ingress – No current internal signs of leakage, but risk of moisture damage to timbers over time – General deterioration consistent with age Chimney stacks (Condition Rating 2): – Rendered chimney stack with damaged render – Poor weatherproofing where chimney meets roof (defective flashing / abutments) – Evidence of water ingress internally associated with chimney junction – Chimney pots uncapped and deteriorating, increasing risk of water ingress and nesting – Works likely to require scaffolding / high-level access General notes: – Property is a small block with shared roof (3 flats) – Works would likely be carried out as shared freeholder repairs – Looking for a rough cost range for: • Roof structural strengthening (if required) • Roof covering repairs vs replacement • Chimney repairs (render, flashing, caps) I appreciate this is based on survey information only at this stage and am looking for an indicative budget range, not a fixed quote.

I have noticed a leak in the gutter at the front of my flat. It is a terrace and a ladder will be required. I would like the gutters inspected, cleared and any holes repaired.

Discovered a leak in the loft during last nights rainstorm. House is semi- detached. Seems to be coming from near the ridge of the roof near the chimney breast. I’ve taken pictures from outside and circled int ed the area I think the problem is coming from. You can see the red circles tile is misplaced/loose. I don’t know if that’s the reason, but the leak is coming almost directly under that Assume some tiles may have been misplaced but I can’t be sure.

Gutter repair - leaking at 3 places.

Two different jobs: 1. Cleaning the front of a painted two storey house with soap, water and brush (own equipment requirement) 2. Sorting out and replacing insulation in the loft and sorting loft slightly (e.g. taking away old aerials)

The flat roof needs replacing as it is leaking and the ceiling is badly damaged.

The conservatory gutter needs a repair, the seal is lost and allows water to scape in, a new fence next to the conservatory is needed to be installed

Wallpaper a small wall (chimney breast.) Approx 1.5m wide and 2.1m tall, with fireplace gap. No sockets or obstacles. Wallpaper is expensive so need someone very experienced. It is Paste The Wall.
