There is a slow leak from around the toilet cistern. There is visible water staining and rust around the cistern-to-bowl fixing bolts. The leak occurs when the cistern is full, but stops after flushing when the water level drops. I suspect the cistern-to-bowl bolts, washers or gasket may need replacing, but I'd like the source checked and repaired properly. The toilet otherwise works normally. Please provide a fixed price including labour and standard parts.

Make exposed bathroom pipes look neat – boxing in or alternative solution I’m looking for someone to tidy up the exposed pipework in my bathroom and make it look more finished and intentional. As shown in the photo, there is a vertical run of pipework going from the side of the bath/window area up to the ceiling. I’m open to suggestions on the best way to disguise it, either: * Boxing the pipes in neatly * Using a slim removable pipe cover * Creating some other tidy decorative solution Ideally I’d like it to look clean and professional and blend in with the existing white walls. If boxing is used, I’d prefer it to be as slim as reasonably possible rather than a large bulky box. Please quote including materials and labour, and let me know what solution you would recommend based on the photo. Location: Bathroom Access: Easy access to the pipework I’m happy for someone experienced in carpentry, handyman work or bathroom finishing to take this on.

I’m fitting out a small garden prep kitchen in Coulsdon and need an experienced plumber to complete the water and waste connections. Everything is located very close together, so pipe runs are short. Scope: * connect incoming cold water supply * install hot/cold feeds to 2 sinks * connect a Flomasta 10L undersink stored water heater * fit suitable isolation valves * install the supplied pressure-relief valve and discharge arrangement in accordance with the manufacturer’s instructions * connect sink wastes and traps * connect both sink wastes into the existing waste outlet * surface-mount pipework neatly to the wall * pressure-test and check all joints for leaks The electrical connection to the water heater will be carried out separately by an electrician. I’m happy for the plumber either to supply the small plumbing materials or tell me exactly what to purchase beforehand. Please only respond if you have experience installing small unvented/stored water heaters and pressure-relief discharge pipework. Please quote a fixed labour price and indicate estimated material cost separately
