In our two-storey home, a small part of the roof appears to be coming loose, possibly due to the weather. The repair itself may be minor, but the main issue is accessing the area, which is approximately 6 metres high. We need someone with a suitable extended ladder to safely reach and fix it.

Roof repairs and maintenance required I am looking for a roofer/roof plumber to complete maintenance works identified in a GIO insurance assessment Affected area Bedroom upstairs with water entry occurring around the bedroom window. Front lounge room: Water ingress staining to the ceiling GIO's assessment found that the likely cause of water entry is a roof tile with a large broken corner directly above the affected area. The gutter in this area is also dipped and holding water, with debris present. There are solar panels installed on the roof, which prevented the assessor from fully viewing the affected tiled roof area and made it unsafe for them to remove the gutter debris during their inspection. Required works Remove and replace up to 10 damaged roof tiles with new tiles. Realign the dipped gutter so it drains correctly. Remove debris from the gutter as required. Inspect the roof area above the affected bedroom/window. Solar panels may need to be temporarily removed to allow the affected tiled roof area to be fully inspected. A carpenter is also required to inspect and assess the bedroom window framing for any damage or required repairs. Area / quantities provided by GIO Up to 10 roof tiles – remove and replace damaged tiles. Gutter – realignment required; GIO has not provided a specific length/area. Bedroom window framing – inspection and assessment required. Affected roof area above bedroom window – exact area cannot currently be confirmed because the solar panels obstruct the view. These works have been identified by GIO as maintenance-related works that need to be completed before GIO can proceed with the insurance repairs. (this is for one of them) This repair has been identified during a GIO insurance assessment as a maintenance-related issue that needs to be completed before GIO can proceed with the insurance repairs. Required work: Inspect the existing shower recess and failed waterproofing. Remove/prepare the affected area as required. Replace the failed waterproof membrane in the shower recess. We’ve recently noticed some water staining/discolouration on the ceiling in our front living area near an external wall/window. Looking for an experienced roofer/roof plumber who may be available today to inspect and identify the source of the water ingress. I’m looking for an experienced renderer to repair and re-render part of an exterior wall on an upstairs balcony in Carrum. Recent roof and gutter repairs around this wall have left some of the foam backing exposed near the top. The wall is approximately 3.2m high. The left section is about 97cm wide and has foam backing behind the render, while the adjoining section to the right has brick backing. There was previously a crack in the foam-backed section as the house settled, around the point where the different substrates meet. This was temporarily patched and painted, but I would now like the area properly repaired and re-rendered. My preference is to: 1) Re-render just the foam-backed section on the left, from top to bottom, rather than the entire wall if practical 2) Properly repair the exposed foam and previous cracked area 3) Include an expansion/control joint where the foam-backed and brick-backed sections meet if this is the appropriate way to prevent future cracking 4) Match the existing rendered texture and Colorbond Monument colour as closely as possible The entire two-storey wall is likely to be repainted shortly afterwards, so an absolutely perfect colour match isn’t essential. Access is from the upstairs balcony. Photos show the wall, exposed foam, previous repair and approximate dimensions. Description: Water is leaking heavily through our low-pitch terracotta tile verandah/pergola roof. The overall roof area is compact, roughly 5m wide by 1.8m deep. The main issue is in the back-left corner (as pictured), where the flashing has lifted/perished and tiles have shifted or are missing beneath a PVC downpipe elbow, leaving an open void where water enters directly. Scope of work: - Inspect the leak area and the rest of the 5m x 1.8m roof section. - Supply and install appropriate flashing (lead/apron/soaker) properly integrated with the brickwork and downpipe exit. - Re-seat and replace any missing, cracked, or displaced terracotta tiles (i have 4-5 spares) - Check surrounding joins and ensure the penetration is completely watertight. - Tidy up and remove any job debris. Requirements: -Experienced roof plumber or licensed roofer - Must bring own ladder, tools, and required materials (flashing, sealants, replacement terracotta tiles if needed).

Australian Leak Detection has already carried out a professional water-ingress investigation and identified the source of the leak. Their report found a significant number of damaged and/or unsealed sections of roof flashing around the garage roof/upper-level roof area. A controlled spray test failed and confirmed that water is entering through defective flashing areas via capillary action and causing water ingress to the garage ceiling below. The external garage wall was separately spray-tested and passed, so the identified problem is the roof/flashing area. Required works: - Review the supplied Australian Leak Detection report and photographs. - Inspect the identified roof flashing areas. - Identify all damaged, separated or inadequately sealed flashing/joints. - Remove deteriorated or failed existing sealant where required. - Properly prepare the affected surfaces. - Repair and professionally reseal the flashing/junctions using appropriate roofing-grade materials. - If sections of flashing are damaged beyond resealing, advise and repair/replace/fabricate the required flashing. - Check relevant flashing laps, fixings and junctions while carrying out the repair. - Conduct a controlled hose/water test after completion to confirm the repaired area is watertight. - Clean up and remove all waste. This is not a request simply to apply silicone over the existing problem. I am looking for someone experienced in roof flashing and water-ingress repairs who can rectify the underlying defect properly. The leak investigation has already been completed, and a detailed 13-page report with photographs showing the affected areas is available and will be supplied.
