There are no known leaks or defects. It is part of proactive maintenance. Property * Small single-storey 2-bedroom unit. * Approx. roof footprint: 10m × 5m (about 50m²). * Roof has solar PV panels installed. Job Scope * Gutters, downpipes & connections. * Flashings around roof penetrations & fixtures. * Roof valleys & drainage paths. * Corrosion, rust or deterioration. * Loose or damaged screws, fasteners & brackets. * Evidence of water ingress or potential leak risks. * Overall roof plumbing condition. * Preventative maintenance recommendations. Regarding the solar (PV) system, please: * Inspect roof plumbing around & beneath the panels where safely accessible. * Check visible flashings & weatherproofing associated with the installation without removing equipment. * Note any areas that cannot be fully inspected because of the panels. * Advise if temporary panel removal is required for a more comprehensive inspection. Regarding the report, please include: * Overall condition assessment. * Clear photographs. * Details of observations, maintenance items or defects. * Preventative maintenance recommendations. * Priority of recommended works (routine, recommended or urgent) with explanation. * Any inaccessible areas & the reason. Just need gutters cleaned out on our single-story 3BR (average size) home in Frankston South. The roof is ordinary terra cotta tiles. No covers on the gutters and in some parts there is a lot of dirt (it’s been several years since last clean). For most of the house, the gutters are easily reachable from just a few steps up a ladder from the ground or back deck. Plaster and stop up/ fix what needs to roof of storerooms the lights are just stick in batteries so can be removed . If any electricians can hook up the light to that’s a bonus happy to pay extra-it’s all there just need the down light

Drain at bottom of downpipe is blocked. Material is quite hard, Suspect organic shave been growing in it? Need to clear it.

We have had a slow leak from the corner of our roof that is going through into the garage ceiling. It looks to be coming from the corner that I've taken photos of. I can see what looks like a cracked tile, and some cracking on the pointing. I would like someone to come out to repair the roof to stop the leak. I am happy to try a touch up repair to begin with, as the leak seems to be very slow, but am open to any suggestions. Please let me know what repair options I have, and what the price would be. I will just put $10 as a generic price as I'm unsure what something like this would cost. Cheers.
