Looking for an experienced carpenter/builder to convert an existing open-plan study into an enclosed bedroom by constructing a new internal wall with a bedroom door. The opening is approximately 3 metres wide. Photos attached show the existing space and proposed wall position marked in purple. Scope of Work: 1. Timber framing: Supply and install timber stud framing from floor to ceiling (approximately 3m wide), including framing for a standard internal bedroom door. 2. Sound insulation: Supply and install acoustic insulation batts within the wall to minimise noise transfer between the bedroom and hallway. 3. Plasterboard: Supply and install plasterboard on both sides of the wall, including taping, joint setting, sanding and finishing ready for painting. 4. Bedroom door: Supply and hang a standard internal hinged door matching the existing bedroom doors, including hinges and door stops. 5. Door jamb and architraves: Supply and install door jamb and architraves matching the existing bedrooms. 6. Door handle: Fit my existing passage-style door handle (supplied by me). No lock required. 7. Skirting boards: Supply and install matching skirting boards on both sides of the new wall. 8. The roof of my house and garage is connected and open. I think I need a wall framed and clad to separate the spaces from the top of the bricks to the roof. I'm not sure if it's a building requirement, but I think it would be a good idea to prevent pests and dust getting in freely - happy to discuss the project and options though.

Just need gutters cleaned out on our single-story 3BR (average size) home in Frankston South. The roof is ordinary terra cotta tiles. No covers on the gutters and in some parts there is a lot of dirt (it’s been several years since last clean). For most of the house, the gutters are easily reachable from just a few steps up a ladder from the ground or back deck. There are bits that are higher up but no big deal if they can’t be done this time, we’re mostly concerned with getting the easy-to-reach parts cleared quickly. - Due date: Before Saturday, 27 August 2022
