Leak in the roof detected, its dripping down the aircon unit when raining.but not sure if it is the tiles I have removed the insulation to the area on my ceiling and put some silicone on the roof but that did not work. I have an older cottage and in the severe rain a few weeks ago I had water ingress. I believe this to be from around where the screws fit tin to batons - I need roof checked and screws resealed. I dont have actual pictures of the roof as I am unable to climb up but front the pictures of the internal leaks I am able to pin point the approximate areas of the problem. Areas are in 2 bedrooms and kitchen - and these all line up across one section of the roof.

The leak seems to come from around the penetration rather than through it, so it may be related to flashing, sealant, or waterproofing around the roof fitting. Scope of work: Inspect the roof area around the penetration to identify the source of the leak Repair or reseal flashing / waterproofing as needed Ensure the area is properly sealed to prevent future leaks The roof penetration is a metal pipe that goes through the roof. Roof access: The house is two storeys on the side where the leak is visible, but the roof is accessible from the opposite side which is single storey. Access should therefore be possible from that side, but appropriate roof safety equipment may still be required. Please bring appropriate tools and materials for a typical flashing/seal repair.
