Toilet leaking and toilet seat falling off. It's due to age. A plumber recommend a new Chroma cistern kit which will replace the toilet seat, fix the leak and look more modern etc.

Downstairs bathroom toilet sometimes blocks/fills with water and then other times flows free with no issues. Have not put anything down there but possibly previous owners? We have tried to plunge it ourselves which fixes it but only temporarily. Also trying to install a new water filter bottle which requires the 'stop tap' be turned off. This is our first time changing it, but the stop tap has been done up so tight and in such a small space we can not get to it ourselves.
