We're preparing our 3 storey townhouse for sale, with a first inspection happening this Saturday Jan 24th. I've been replacing our smart MR16 GU10 downlight lightbulbs with basic warm white LED equivalents. There are two problems: 1. There is a set of four downlights on level two controlled with the same light switch, one of which is NOT GU10, but rather GU5.3. It had an old 12V 50W bulb in there, which was working but didn't match the colour temp of the replacement bulbs for the other three GU10 downlights in the set. I took it out and replaced with a GU5.3 5W LED bulb, but it failed to light up. Returned the original bulb to the socket and now it also fails to light up. Hoping to figure out what's wrong with the fitting and get it working before the first inspection on Saturday, if possible! 2. Also on level two, a MR16 GU10 downlight from another set is stuck, with the inner fitting refusing to budge when torque is applied. I figure I can still replace the bulb if I can get the whole housing out of the ceiling, but I know with the spring clips I run the risk of tearing a hole in the ceiling plaster as it comes out. This one isn't really critical, because the bulb in there is still working, but in an ideal world I could swap the bulbs without destroying my ceiling in the process.

We require two PowerPoints to be fixed. 1: Kitchen PowerPoint, one socket has stopped working. Black slimline cover. 2: Bathroom PowerPoint within cabinet, switch has become stuck. White slimline cover. We are looking for a qualified electrician to complete the work. Monday / Friday during the day or other days outside of hours is fine.

It’s beeping and needs to be replaced. I can’t get the cover off to take out the battery, see what size it is, etc. I need you to bring a battery. Please include in quote. Thanks.

Hi, I require an urgent all rounder for the following: 1) Shower base - Shower base requires re-grouting Bathroom has no ventilation & requires high grade moisture resistant materials & workmanship. 2) Change light fitting - Source & refit oyster light fitting to match (refer to photo’s) brand name unknown, but component size is approx 27cm diameter adjunct on ceiling, cover is approx 26cm. This must match another in that room but If exact match isn't possible, then remove the same from bedroom & attach in lounge & supply another, style & light quality TBC. I’m not permanently at this property but a painter will be within the task time allocation, which may make access easier. Please refer to photos, forward any questions & quote accordingly.
