I’m looking for a reliable tradesperson to find/fix an external leak and repair the resulting internal damage in my extension. The Issue: During prolonged heavy rain, water is getting into a specific internal corner. Externally, there is rust-colored staining on the render and soffit near the junction where the flat roof meets the main pebbledashed house wall. Investigation & External Fix: Identify the source of the ingress (likely failed lead flashing, a gutter/downpipe junction issue, or a crack in the render/coping) and repair it to ensure it's watertight. Internal Repair: Once the leak is confirmed fixed, I need the internal damage repaired. This will involve stripping back the blown/damaged material and likely some patch plastering/skimming to get the wall smooth again for decorating. I’m in the process of purchasing a Victorian / Edwardian London flat (top floor, share of freehold) and have had a building survey carried out. I’m looking for an indicative cost range for remedial works based on the survey findings below, before deciding whether to commission a full inspection. Discovered a leak in the loft during last nights rainstorm. House is semi- detached. Seems to be coming from near the ridge of the roof near the chimney breast. I’ve taken pictures from outside and circled int ed the area I think the problem is coming from. You can see the red circles tile is misplaced/loose. I don’t know if that’s the reason, but the leak is coming almost directly under that Assume some tiles may have been misplaced but I can’t be sure.
