I’m looking for a reliable tradesperson to find/fix an external leak and repair the resulting internal damage in my extension. The Issue: During prolonged heavy rain, water is getting into a specific internal corner. Externally, there is rust-colored staining on the render and soffit near the junction where the flat roof meets the main pebbledashed house wall. Investigation & External Fix: Identify the source of the ingress (likely failed lead flashing, a gutter/downpipe junction issue, or a crack in the render/coping) and repair it to ensure it's watertight. Internal Repair: Once the leak is confirmed fixed, I need the internal damage repaired. This will involve stripping back the blown/damaged material and likely some patch plastering/skimming to get the wall smooth again for decorating. Requirements: Must have a long ladder/access equipment for the external work. Experience with both roofing/flashing and internal plastering/making good. Located in Mottingham SE9 4ET. Water ingress along flat roof edge, need repairing but moving house so don’t want to spend lots on it. Maybe a seal or flashing repair?

Looking for a reliable scaffolding team to provide full scaffolding around a house in SW13 London to allow multiple roof repairs, as detailed in the attached diagrams and measurements. The project requires a prompt installation with the structure remaining in place for up to 2 months. While scaffolding needs to go round the whole house including the extensions and garage, maximum space needs to be left on the driveway to allow 2 cars to be parked. The setup must include a rubble chute positioned to lead directly into a skip on the driveway, situated as close to the external wall as possible. The client is extremely cost sensitive so please provide your best quote for the full 8-week hire, your earliest available start date, and an estimate of how many days the installation will take. I’m in the process of purchasing a Victorian / Edwardian London flat (top floor, share of freehold) and have had a building survey carried out. I’m looking for an indicative cost range for remedial works based on the survey findings below, before deciding whether to commission a full inspection. Discovered a leak in the loft during last nights rainstorm. House is semi- detached. Seems to be coming from near the ridge of the roof near the chimney breast. I’ve taken pictures from outside and circled int ed the area I think the problem is coming from. You can see the red circles tile is misplaced/loose. I don’t know if that’s the reason, but the leak is coming almost directly under that Assume some tiles may have been misplaced but I can’t be sure.
