Hi, I am looking for a licensed roof plumber for a few jobs around our property. 1. Roof Leak Check & Repair (Separate Kitchen): There are water marks/discoloration on the ceiling timbers of our separate kitchen. No active dripping, but needs to be inspected and patched up (it's an older house). 2. Gutter Re-pitching (Bungalow): The gutter on the separate bungalow has an incorrect fall. Water is not reaching the downpipe and pooling inside (about 4 fingers deep). Needs re-pitching/re-aligning. 3. Full Gutter Cleaning: Cleaning of all gutters across the property (Main house, separate kitchen, and bungalow). The property is a ⁠Single storey house. Please provide a quote for the whole job. This work is at my investment property in Epping. The tenants noticed water marks on the skirting board and the property manager enaged a plumber to investigate. ------ WORK COMPLETED: Attended property to conduct investigations to leaks in the living room. Accessed and inspected several spots that are leaking. Conducted moisture testing and found most areas with low readings - Almost dry. There are obvious water stains that have dried. Set up ladder to inspect roof and gutters. Found multiple solar panels installed on the roof. Found gutters are full of debris. Found multiple tiles (Roof and Ridge) with cracks. Found the pointing on the edge of the ridge tiles was coming off at the front of the house and some areas at the rear. Cracked tiles or bedding might be allowing water to ingress - Suggest the main cause is the full guttering. Recommend full roof/gutter clean and temporary silicone on ridge capping to be completed for the first stage. If leaks continue we would recommend and full re-bed and point of ridge capping and replacement of cracked tiles. Recommended - Further works to be completed on a dry day. Return and do a full gutter clean. Test all downpipes to ensure they are not blocked. Apply temporary silicone seal to suspect holes and ridge cap bedding.

The front end of my gutter sags and fills with water when it rains. The rain water has no where to run so the weight causes the gutter to sag. Needs to be propped up so it no longer sags Gutters are in good condition overall

I have an external gutter that needs to be lifted higher by about 1 CM to ensure that the waterfalls into the downpipe minor adjustments may be needed elsewhere in that segment of guttering. Nothing needs to be replaced only minor adjustments
