I am seeking someone to: * clean our gutters. We have a single-storey 3 bedroom house * supply and install a new ridge tile. We have 1 broken ridge tile on our roof. I have attached a photo showing the worst section of gutters which needs clearing. I have also attached a photo of the ridge tiles on our roof. One of these needs replacing. Sorry I cannot get a good photo from the ground.

I have noticed signs of water leakage in the corner of one room, where the ceiling meets the wall. There are visible water stains, cracking/peeling paint and some moisture damage around the cornice, as shown in the photos. I’m looking for an experienced roofer/handyman to: * Inspect and identify the actual source of the leak (roof, flashing, guttering, roof tiles, waterproofing, etc.). * Repair the source of the water ingress — not just patch or paint over the internal damage. * Check whether there is any moisture or damage inside the ceiling/roof cavity. * Advise if any plaster/cornice repair is required after the leak is fixed. * Ideally provide a quote for the complete repair. Also I want a quote for gutter cleaning as well.

This work is at my investment property in Epping. The tenants noticed water marks on the skirting board and the property manager enaged a plumber to investigate. ------ WORK COMPLETED: Attended property to conduct investigations to leaks in the living room. Accessed and inspected several spots that are leaking. Conducted moisture testing and found most areas with low readings - Almost dry. There are obvious water stains that have dried. Set up ladder to inspect roof and gutters. Found multiple solar panels installed on the roof. Found gutters are full of debris. Found multiple tiles (Roof and Ridge) with cracks. Found the pointing on the edge of the ridge tiles was coming off at the front of the house and some areas at the rear. Cracked tiles or bedding might be allowing water to ingress - Suggest the main cause is the full guttering. Recommend full roof/gutter clean and temporary silicone on ridge capping to be completed for the first stage. If leaks continue we would recommend and full re-bed and point of ridge capping and replacement of cracked tiles. Recommended - Further works to be completed on a dry day. Return and do a full gutter clean. Test all downpipes to ensure they are not blocked. Apply temporary silicone seal to suspect holes and ridge cap bedding.

The front end of my gutter sags and fills with water when it rains. The rain water has no where to run so the weight causes the gutter to sag. Needs to be propped up so it no longer sags Gutters are in good condition overall
