We have a bad smell inside our house that comes and goes, upstairs near the back lounge window. We believe it may be from a dead bird in either the box gutter, under the roof sheeting or potentially the down pipe. Here is what we need - Come to the house and check the box gutter and roof sheeting near the back of the house upstairs. Lift the roof sheeting to look underneath if needed. Remove the dead bird if found. Put the roof sheeting back properly so there are no leaks. If needed, gutter guard could also be installed to help prevent this happening again. Some important details - The house is 3 storeys high from outside, it is a split level townhouse. There is no manhole access in this house, so this must be done from outside on the roof. There is a backyard deck at the back of the house. Standing on the deck you are partway up already, but you still need a taller than normal ladder to reach the roof from there. The smell starts around midday and lasts until night, with no smell in the morning. This is needed urgently, our normal roofer is on holidays for 8 days and we would rather not wait. Before accepting, please confirm you have a ladder tall enough to reach the roof from our backyard deck, that you are able to lift and reinstall roof sheeting, and that you can come within the next day or two.

Looking to have gutters either cleaned or replaced and if needed the downpipes as well - prefer registered roof plumber who does the job themselves - not sub contract it out (price dependant on how much needs to be done). If replacement required the new gutter needs to be monument grey in colour to match the rest of the townhouses in my group

This work is at my investment property in Epping. The tenants noticed water marks on the skirting board and the property manager enaged a plumber to investigate. ------ WORK COMPLETED: Attended property to conduct investigations to leaks in the living room. Accessed and inspected several spots that are leaking. Conducted moisture testing and found most areas with low readings - Almost dry. There are obvious water stains that have dried. Set up ladder to inspect roof and gutters. Found multiple solar panels installed on the roof. Found gutters are full of debris. Found multiple tiles (Roof and Ridge) with cracks. Found the pointing on the edge of the ridge tiles was coming off at the front of the house and some areas at the rear. Cracked tiles or bedding might be allowing water to ingress - Suggest the main cause is the full guttering. Recommend full roof/gutter clean and temporary silicone on ridge capping to be completed for the first stage. If leaks continue we would recommend and full re-bed and point of ridge capping and replacement of cracked tiles. Recommended - Further works to be completed on a dry day. Return and do a full gutter clean. Test all downpipes to ensure they are not blocked. Apply temporary silicone seal to suspect holes and ridge cap bedding.
