The main issue is too much roof water making it into the subfloor area of the house, causing some movement in the stumps. Plumbing Front downpipe: replace the cracked downpipe. Other downpipes: inspect them for cracks, disconnection or leaks. Inspection openings: inspect and clear the right-side and rear openings Roofing Gutters: repair or replace the chimney-side gutter and the separated gutter near the living-room window and rear entrance. Gutter fixing: refix to sound fascia or substrate, with watertight corners, joints and flashings and a continuous fall to a working downpipe. Fascia and eave (if possible): repair damaged fascia, eave lining and roof-edge components.

WHOLE ROOF job - single-storey 1970s house, hipped terracotta tile roof, approx. 400 m2, ~26 deg pitch, solar panels on part of the roof. ROOF IS IN GOOD CONDITION - last serviced Nov 2022 (full pressure clean + all cappings re-pointed), so this is routine maintenance, not a full restoration. After a recent storm leak, our insurer requires the following by a licensed roofer: 1. Pressure clean the whole tiled roof (first). Do NOT pressure wash the solar panels. 2. Reinstate all slipped/dislodged tiles (incl. gaps above front bedroom that caused the leak) and replace any cracked tiles with matching ones. 3. Repair the chipped ridge cap. 4. Re-point ALL ridge and hip capping with flexible pointing; re-bed any loose caps. 5. Check and clean all roof valleys - clear debris, check valley irons, re-point valley tiles where needed. 6. Clean all gutters, check downpipes are flowing, remove all debris from site. MAX BUDGET $2,000 incl. GST for all of the above. MUST HAVE - offers without these will not be accepted: - Licensed roofer in Victoria - Registered business with an ABN (company or sole trader) and public liability insurance - Itemised tax invoice with business name, ABN and licence number, marked PAID, listing each item separately (incl. Hi , I need parts of my gutters replaced , it’s to expensive for me to do the entire thing so just the parts of the gutters that are visibly leaking If you need to buy new parts for the gutters from Bunnings I will pay you back or I can buy them for you I also understand that the facias need to be replaced, if you can do them too definitely let me know OR even if you just replace the small section that’s flat ( not the corner bits I also showed ) + just put silicone on the corner gutters if it’s to hard I can do that to I’m flexible
