The opening was not cut to the correct size for the ventilation fan. The exhaust fan was not properly secured to the ceiling and appears to have been held in place only because it covered the poorly cut hole. The job will involve: Repairing or patching the plaster as required. Securing or reinstalling the existing exhaust fan correctly (or advising if a replacement is needed).
