A possum made a hole in my roof, at a spot where a sloping tile roof meets a vertical timber wall. The possum has been removed and a temporary repair was done through insurance, but they declined to pay for a proper fix. So I am looking for someone to do this for me. The picture below is a close up of the hole before it was repaired. I don't know what this would cost, but I had to write a figure in "budget" to proceed.

I need help removing two old, rusted wing nuts that are holding my toilet seat in place. I’ve already tried INOX MX3 lubricant, but they won’t budge. Please refer to the attached pictures. Once the nuts are removed and the toilet seat comes off, I can install the bidet myself — no need to help with that part. I live in a rental, so please be careful not to damage the toilet itself. Also I do not want to replace the toilet seat — I just want to reuse it. In case cutting the nuts is necessary, please make sure the seat can still be used, and install replacement nuts to secure it again. Water is leaking in through the edges of my window when it rains. I suspect the sealant or waterproofing around the window frame is no longer effective. Looking for someone experienced to inspect the issue and re-seal or repair as needed to stop future leaks.
