Existing flooring looks nice in pictures, but it was fitted very badly with lots of gaps so looking to replace with tiles. Plug in bathroom sink has been stuck for a while - the mechanism below sink level either needs fixed or replaced - not sure on my own visual inspection. The tap is an Axor. The sink is a Duravit and there is a sliding drawer that will probably need to come off it’s runners to be able to fix the plug.

Our boiler has broken twice now with the same part leaking, I believe it has been the expansion tank twice now. The gas safety inspector that spotted the latest leak suggested that it was likely mineral build up and that it needed descaling or cleaning as well as another new expansion tank.
