Roof leaking during heavy rain. Needs a repair.

We require a high pressure clean of a terracotta tiled roof with sky lights and the gutters as well as a plastic perspex pergola canopy off the side of the house. Repairing any cracked tiles (we have the spare tiles available). House is a single level duplex.

Roof about dinning and kitchen where first storage finish end at the back, has water leaking. Could be rubber membrane could be flashing just need repair. Currently no water, however it had water leaking from August heavy rain, the photo is after we remove the paint on the cornice, the water hide back comes out. Looking for an experienced roof tiler/roofer to remove one row of tiles, install a new Z flashing, and re-bed/repoint the verge tiles for a clean, watertight finish. Approx 5.2m each side What’s needed: • Remove 1 row of verge tiles. • Supply & install proper Z flashing that runs down over the new gable cladding to stop water ingress. • Re-bed tiles and repoint using flexible pointing compound (match existing colour). • Re-lay tiles neatly, replace any broken ones if required. Site details: • Scaffold is already up with full access. • Straightforward access and parking. • Job can be done any time this week (the sooner the better).
