Tempering valve is about 15 years old and is resulting in cold showers (and grumpy teenagers). I have a feeling that it is the tempering valve letting through too much cold water (especially at night). We have a solar water heater with an electric booster (maintaining temp around 65C). Can you please check out the TMV and replace if required - also it would be good to have isolation valves installed at the same time.

The gray water drain needs clearing (only connected to washing machine, dishwasher, sink) very easy access to drain. Has a blockage likely caused by small tree roots. Perfect little cash job for a plumber with the equipment to blast drain clear.

One is 3 toilets is blocked (the other 2 are thankfully draining normally) I have managed to get a pressure hose down the pipe about 2m down the pipe and it is not dislodging the blockage.
