Looking for an experienced painter/handyman to repair and repaint two bathroom ceilings. The existing ceiling paint has peeling/flaking areas and some mould, likely due to bathroom moisture/humidity. The walls are tiled, so painting is mainly required for the ceilings plus some skirting/trim areas. Approximate ceiling sizes: Bathroom 1: 2.5 m × 2.5 m (approx. 6.25 m²) Bathroom 2: 2 m × 2 m (approx. 4 m²) Total ceiling area: approx. 10.25 m² Plus some skirting/trim areas Work required: Remove loose and peeling paint. Clean and properly treat all mould-affected areas. Repair/prepare the ceiling surface as required, including sanding/filling. Apply suitable sealer/primer, particularly to affected areas. Apply quality bathroom-specific, moisture and mould-resistant ceiling paint. Paint the required skirting/trim areas. Protect all tiled walls, fittings and floors during the work. Leave a clean, smooth and professional finish and clean up afterwards. I am happy for the painter to recommend the correct paint system. It does not necessarily need to be oil-based — I would prefer the most appropriate primer/sealer and bathroom paint to prevent mould and peeling from recurring. I am looking for an qualified painting company or senior painter who specialises in exterior painting and surface preparation to inspect a rendered/external wall at a property in Beaconsfield, Sydney. I have already had one painter inspect the wall informally, and they raised concerns that the failure may be related to incorrect surface preparation, unsuitable primer, or the wrong paint/coating system being used previously. I now need an independent professional assessment that I can provide to the strata committee. The job will involve: 1. Attending the property and inspecting the affected wall. 2. Assessing the likely cause of the paint failure. 3. Commenting on whether the failure appears consistent with: inadequate surface preparation; incorrect or missing primer/sealer; incompatible paint products; moisture or substrate issues; normal ageing/weathering; or another identifiable cause. 4. Explaining what preparation and paint system should normally have been used for this type of exterior surface. 5. Providing an opinion on whether the previous painting work appears to have contributed to the current deterioration. 6. Providing a recommended repair method and approximate scope of works. Most importantly, I require a short written professional report of approximately 1–2 pages after the inspection. The report should include: your business/company details; relevant experience/qualifications; date of inspection; observations; likely cause of the paint failure; recommended rectification method; photos if appropriate; and your professional opinion regarding whether inadequate preparation, primer or previous painting work contributed to the issue. The report may be provided to the strata committee and potentially used as supporting documentation in a strata dispute, so I am looking for someone experienced who is comfortable putting their professional assessment in writing.
