As per pictures - install 3 stair hand rails. I have 3 hand rails (that I will paint black to match my other ones) They need to be: - Cut to size - Sanded Then attach the brackets (i would probably like 3 brackets per hand rail) The hand rails will be 3 different lengths over 1m I will supply - Hand rails - Brackets - Screws You will just need tools to cut, sand and drill them in. Photo #1 depicts several cracks (Note: Air con and steel beam may be removed). Photo #2 shows various mortar holes and a cracked brick including 1 embedded dyna bolt. Photo #3 shows mortar issues (Note: steel beam will be removed). Photo #4 depicts cracked brick, mortar holes and 2 x embedded dyna bolts. Photo #5 depicts mortar that has broken away. Still have the pieces that can be patched back together. Photo #6 shows mortar breakage around tap. Tap in unsecured, ideally would like this secured. Photo #7 & 8 shows downpipe that is leaking from being rusted out internally. Also needs to be re-fixed to bricks. Note: we are looking at painting the bricks, so just want these cosmetic issues to be tidied up. Photo #9 shows stormwater connection opened up Photo #10 shows irrigation timers. One is for lawn and the other for drippers. Both need some maintenance including the pop-up sprinkers. I don't even thing the drippers are working, but the pop up sprinkers are not really popping up and water is pooling and not rotating around as they should.

There are several repairs needed and optional internal cavity door. 1st floor area is in lounge room where the timber has progressively split (Approx 1m in length) affecting 3-4 boards 2nd floor area is next to bathroom after damage from leaking tap. There is an existing inspection point in the floor that was used to dry-out the boards, but has now made the area unsafe until the board are replaced. Area 4-5 boards wide, about 60-80cm long. As part of the floor repair, we are also looking to integrate a sliding cavity door, rather than the existing internal facing sliding door. I've attached pictures for reference. On one side of the wall is the built in wardrobe, on the other is tiles from the bathroom. Happy to discuss options of what is most practical. Note: it has been confirmed neither issue relates to termite damage as we have regular inspections. We can provide all materials, this is only for labour only.
