Serg did an amazingly professional job which was really difficult - some panels on the solid wood wardrobe were slightly warped which he managed to sort out with additional clamps - which took him several hours. Below are the deficiency noted by the local authority for my HMO compliance: - Smoke seal partly painted over, which reduces its flexibility, impeding its ability to block smoke. - Ill-fitting bedroom door with gaps of more than 4mm or less than 2mm between the fire door and the frame. This can compromise the fire door integrity by allowing smoke and fire to pass through more easily (The 2–4 mm gap applies to the two vertical sides and the top edge — this ensures the intumescent strips and smoke seals will perform properly in a fire. Too large a gap (>4 mm) may allow smoke and fire to pass through. Too small a gap (<2 mm) can cause the door to stick or not close properly. - Thumb turn lock not available. - Door doesn’t self-close. Severity Severe Below are the sugested remedy - Appoint a reputable fire door remedial service provider to assess and carry out the necessary repairs. The smoke seal must be fully replaced – The smoke seal must be certified UKCA/CE. - Adjust the door so that the gap is between 2mm and 4mm. Test and leave in proper working order. - Install a lock to the bedroom that can be opened from the inside without the use of a key, i.e. a thumb turn lock - Overhead self-closer: Inspect and adjust the tension and closing speed. Ensure that the door always self-closes. I am therefore looking for a professional who knows how to accomplish the above for 8 doors.
