Re-tile an upstairs veranda at Glenhaven. The old tiles and mortar bed are already removed back to the concrete slab — it's ready for you to start. The veranda is fully under roof so it gets very little water, but it sits above a lined ceiling, so I want it membraned properly while the slab is open. Area: approx 23.6 m² — a main section 6.85 m × 3.0 m plus a return 3.76 m × 0.82 m. There is no floor waste; the deck falls off the open edge. Scope of work: Patch and repair spalled concrete around the slab edges, prepare and prime the substrate. Sand/cement screed to falls — minimum 1:100 to the open edge, no ponding. Keep total build-up to approx 20 to 40mm. Waterproof to AS 4654.2: bond breaker at all junctions, membrane over the full deck, upturns 100 mm above the finished tile level at all walls, membrane dressed into the 2 x door reveals, and a reinforced membrane collar and sealant fillet at each balustrade post — the posts are fixed through the slab. Preparing our property in Little Jilliby for sale and looking for someone experienced in deck restoration to freshen up two existing timber deck/verandah areas. The decks are generally in serviceable condition, but the existing finish is weathered and faded and needs refreshing. Scope: * Clean/pressure wash both timber deck areas * Prepare surfaces properly before staining * Light sanding where required, particularly weathered or uneven areas * Apply suitable exterior decking stain/oil, likely 2 coats * Achieve a clean, consistent finish suitable for presenting the property for sale * Protect surrounding walls, doors, posts and other surfaces * Clean up on completion * Flag any damaged/rotten boards requiring repair before undertaking additional work One area is a large covered timber verandah running along the house; the other is a pine deck. $900 budget is for labour and equipment. An outside (under the rear verandah) single powerpoint fixed to the bottom of one of the verandah support posts. The power cabling will need to run up the post across to the house under verandah roof (about 1.5 metre span) all in conduit, then through the brick veneer wall and into the ceiling cavity (manhole is right there) and then join into the power supply.

I need an external powerpoint installed on a support post under the back verandah. The connection would be in the main dwelling ceiling above the laundry accessed about 4 meters away through the manhole in the laundry ceiling. The veranda attaches to the main dwelling. PowerPoint is for a water feature to be plugged into.

We need tiles and concrete laid to fix damage done to our back verandah. Ideally we’d like tiles sourced and laid but would be ok with a coloured concrete used.

The grout on my apartment verandah looks like it has had better days. I would love it to be brought back to life and be regrouted or properly cleaned. There is nothing wrong with the waterproofing or anything major. It is a cosmetic thing.
