Remove pine flooring in entire laundry (water damaged). Replace with yellow-tongue flooring (supplied) and tile underlay cement sheet (supplied). Clean studs and replace gyprock wall sheets (supplied). This is not a job for a finished room - just structural prep as per pictures. Unfortunately back has gone and need this room sealed asap - plumbers in this week to move pipes and then work needs to be done before Aus Day Weekend. Happy to have done over weekend. If fit, less than a days work. I think the only thing that I need is gyrpock adhesive. Inspecitons welcome. Photos for all the details.

Draftsman for verandah for building permit

We require plans for a roofed verandah to be attached to rear of house. These plans are required for a building permit with Hume Council (refer PN 2014-62 attached). We have a rough site plan with dimensions already drawn up (attached), so you can use this as the basis for the new verandah. It basically just needs to be in a format that is acceptable to Hume Council for a Building Permit. We already have a structure there, but we will be taking it down. However we will be re-using as much of these existing materials as possible for the new veranda (except the posts, which we cannot dig up from the ground), so keep this in mind when drawing the new plans. The dimensions of the existing structure/materials are in the "existing verandah dimensions" PDF file, along with a couple of photos of existing structure. We need someone with familiarity with what is required for a building permit application, specifically for the Hume Council. A working knowledge of relevant building/council regulations is required. Your quote will include provision for a minor revision if requested by Council. I will supply the subdivision plan and title certificate. Payment will be released once Council accepts the plans as part of the building permit application.

Hi there, I have a couple of jobs around the house that am looking to get done. 1) The fence has a 4-5 pickets which have fallen off and am looking to get them fixed. I have the fallen off pickets they need to be re-attached. 2) Part of the fence has deteriorated as shown in picture 3. I am looking to get that fixed by replacing that wood portion. I'm happy to pay for the material on cost. 3) The wooden hinge door isn't shutting fully due to a misalignment as shown in photos. Fix that and ensure the door can be shut. 4) Colorbond door isn't getting shut either due to a misalignment of the door. Looking to get that fixed as well. 5) Removing a broken awning and disposing it off. 6) Drill holes and fix 5 alarm sensors and a unit (No wiring or setup required). 7) Remove 4 blinds in the patio and dispose them off

Draw plans & organize building permit for verandah

I have an existing verandah that I need a building permit for. I require plans to be drawn, and preferably a surveyor to be organized to issue the permit. I will organize any building work, if required.. I have been issued a building notice and building order (attached). In the building notice, the key issue is 3.1.2 that states "the verandah is setback less than 600 mm from the allotment boundary...", however I've spoken with different people who have given me different advice about how far back it should actually be, so I will need to address this issue. Dimensions and photos of verandah attached along with site plan. I have an extension until Sept 2017, and the council have said I don't need to pull it down. Instead I have the option of bringing the structure into compliance with building regs and getting a permit retrospectively. Ideally I don't want to pull the whole structure down and reassemble to bring it into compliance. Am hoping I can make minor alterations, for example, moving the posts back a little from boundary and shortening the roof. Maybe I don't even need to do that? I will need to rely on a draftsperson's expertise and their knowledge of building regs/code, and local council rules (Hume Council in VIC).
