Hi everyone, Please find attached two floorplans: one current and one with the proposed new walls highlighted in green. Apologies for the rough drawings; they're not my specialty. The ceiling height is 3300mm. Here are the specifics for the construction: Build a 5400mm wall Construct a 1500mm wall (between Bedroom 3 and WIR) Install a 1500mm split wall (between WIR and Master) Create new door frames for Bedroom 3 and Master To be demolished or removed: Remove the Master door and the angled wall next to it Remove the curved wall in the ensuite I would like quotations for the timber framing only, as well as for plastering these new walls if possible. If you can only provide one quote, that's fine. There may be some minor plumbing and electrical work required, which will be organized separately. Measurements may vary slightly, within 5-10cm. A previous tradesperson assessed the job and indicated no structural walls are involved, but I'd appreciate your assessment as well. I'm available to show you the site in person most days. Thanks!

I have a fairly new place which has 3 awning windows that do not open very much. My research says there is a restrictor but it can be unrestricted to extend so the windows open further and get some decent airflow.

We have some rendered hebel walls in our alfresco area that used to have plastic planter boxes in it. We tried to change it to a seat with timber boards but that deteriorated. We now want to return it to a place where we can put pots and plants in but some of the render has chipped and fallen off. We need these areas to be patched and the timber framing internally to be removed.

we would like a internal wall removed (non load bearing) to make the bedroom bigger so we can add an ensuite and WIR to the room on the other side of the wall (the room is just a storage room, that is semi detached, we enter this room from going out through the laundry, there is no internal door), we would like the door filled in (plastered over on the inside and happy to discuss options for the exterior). All windows replaced, plastering of the new area (where to wall will be removed), current laundry to be a blank canvas, we would like storage / cupboard space to be added, its a small laundry (approx 2mW X 3m long) with just a trough, washing machine and dryer currently in there. we would like it similar to a European style laundry on one side (hiding all the whitegoods and trough and the other wall to be cabinets and bench space (current plumbing will stay as is) will also need plastering, the other bedrooms we would like the wardrobes changed - we would like changed from swinging to sliding doors- however, we would like them changed a little which would be easier to show in person as they will be utilising space from the room next door (the wardrobes will back onto the other wardrobes). I hope i have given a rough idea of what we would like, and we are ready to go now and get started.
