The gable has broken in a storm, and an opening has formed, allowing possums to crawl into our roof cavity. A 4-meter ladder will be required. It looks like an old board has broken and likely needs replacing. The house is a Queenslander built in 1960 with concrete roof tiles. It doesn't appear to be a large job. An afternoon or weekend fix-up. Require urgently due to rain and possums. The photos attached are of the inside of the roof, where you can just see sublight break through. I can't get a photo of the actual damage due to a tree blocking it. But the other photo has circled in it the part that is broken on the back of the house (the photo is from the front for context).

During rain, water appears to be entering around our wood stove and leaking through the ceiling near that area. The leak seems to come from around the penetration rather than through it, so it may be related to flashing, sealant, or waterproofing around the roof fitting. Scope of work: Inspect the roof area around the penetration to identify the source of the leak Repair or reseal flashing / waterproofing as needed Ensure the area is properly sealed to prevent future leaks The roof penetration is a metal pipe that goes through the roof. Roof access: The house is two storeys on the side where the leak is visible, but the roof is accessible from the opposite side which is single storey. Access should therefore be possible from that side, but appropriate roof safety equipment may still be required. Please bring appropriate tools and materials for a typical flashing/seal repair. If the issue requires a larger repair, we can discuss options after the inspection. Location: Aspley, 4034 Flexible with timing but ideally as soon as possible due to rain.
