There are weeds growing in several sections of the gutters, so the gutters are in need of a thorough clean. The property has solar panels installed on the roof, and pigeons and other birds frequently gather around the roof. I suspect that some of the weeds may have grown from seeds dropped by birds. During rain, water appears to be entering around our wood stove and leaking through the ceiling near that area. The leak seems to come from around the penetration rather than through it, so it may be related to flashing, sealant, or waterproofing around the roof fitting. Scope of work: Inspect the roof area around the penetration to identify the source of the leak Repair or reseal flashing / waterproofing as needed Ensure the area is properly sealed to prevent future leaks The roof penetration is a metal pipe that goes through the roof. Roof access: The house is two storeys on the side where the leak is visible, but the roof is accessible from the opposite side which is single storey. Access should therefore be possible from that side, but appropriate roof safety equipment may still be required. Please bring appropriate tools and materials for a typical flashing/seal repair. If the issue requires a larger repair, we can discuss options after the inspection. Location: Aspley, 4034 Flexible with timing but ideally as soon as possible due to rain.
