There is a roof leak from the recent heavy rain. Water has gone through the inside wall and caused the paint to bubble. I can also see water entering from the roof cavity. It looks like some of the roof tiles were previously sealed by the former owner, as there is visible white sealant on them. I need a roofer to come, identify the issue, and carry out the necessary repairs.

Area to insulate is 6x4m with crawl space access under this part of the house. Space is approximately 1.2m in height with one corner lower due to rock shelf. Will be supplying bats and strapping (already purchased).

The corner appears to have a rotting fascia or bargeboard. The damaged timber will need to be removed and either replaced or, if suitable, repaired using a timber hardener and filler. Once the repair is complete, please apply an exterior-grade weatherproof paint ( I have paint). Please ensure all timber cuts are properly sealed to prevent future water ingress. The affected area is located on the second floor and is accessible via a balcony. I’ll be home over the weekend and would be happy to assist if needed.
