This requires a stain, not paint. We’ve selected a dark colour in a water-based stain that can be applied by spray gun or hand. Care must be taken to ensure even staining and no blotching, with wood grain still visible. • Surfaces must be clean, smooth, and dust-free before painting. Any drips, splatters, or rough edges must be corrected. • You’ve seen the house plan and are aware of the size and number of rooms. • Able to obtain scaffolding for the high ceiling void and work safely and efficiently at height. • We’ll be living in the house during the work and will need to move from room to room, but we’re very easygoing and accommodating. We just ask for good communication and planning to minimise disruption. • The $15,000 includes all labour and materials—no hidden or extra costs. • The job needs to be completed within two weeks from start to finish, but we’re flexible to extend to three weeks if needed and the reasons are genuine. • Clean-up must be thorough, with all protective coverings removed, paint spots cleaned, and tools packed away each day. • Professional conduct is expected on-site at all times—respect for the home, punctuality, and a tidy work approach. • Just want to get everything aligned before proceeding.
