We have some new steps built that need painting to match existing area. We also have some wear and tear that could do with some attention also.

Two coats of quality Haymes or Dulux paint must be applied evenly and professionally, with consistent coverage and clean cut-ins. • The ceiling consists of timber beams and pine paneling. This requires a stain, not paint. We’ve selected a dark colour in a water-based stain that can be applied by spray gun or hand. Care must be taken to ensure even staining and no blotching, with wood grain still visible. • Surfaces must be clean, smooth, and dust-free before painting. Any drips, splatters, or rough edges must be corrected. • You’ve seen the house plan and are aware of the size and number of rooms. • Able to obtain scaffolding for the high ceiling void and work safely and efficiently at height. • We’ll be living in the house during the work and will need to move from room to room, but we’re very easygoing and accommodating. We just ask for good communication and planning to minimise disruption. • The $15,000 includes all labour and materials—no hidden or extra costs. • The job needs to be completed within two weeks from start to finish, but we’re flexible to extend to three weeks if needed and the reasons are genuine. • Clean-up must be thorough, with all protective coverings removed, paint spots cleaned, and tools packed away each day. • Professional conduct is expected on-site at all times—respect for the home, punctuality, and a tidy work approach. • Just want to get everything aligned before proceeding. There are a few cracks on my internal room walls. Need to repair the cracks and may need few patch ups. They will then need to be sanded to be ready to paint.

Decking is 5 years old and in excellent condition. Needs clean and restaining prior to Christmas. Approx just under 50 square meters (43 back deck, 5 front deck and mailbox). In Croydon South. Quotes would be appreciated as no idea as to approx cost.
