I am seeking a qualified contractor to inspect and provide a quote for ceiling and roof repairs at a single-storey, 4-bedroom, 2-bathroom home in Byford, built around 2011. A recent building inspection identified several significant defects, including: 1. Living Room: Extensive ceiling sagging, cracking and loose screws, with a risk of ceiling collapse. 2. Kitchen: Sagging ceiling and plasterboard separation around the air-conditioning vent. 3. Roof Access Area: Damaged and separated ceiling lining and cornices around the manhole. 4. Ceiling Throughout the House: Deteriorating ceiling adhesive and loose fixings, requiring further assessment. 5. Roof: Cracked ridge-capping mortar, gaps in the roof covering and evidence of water ingress. The building inspector recommended a full roof restoration to address water entry, followed by ceiling repairs, including re-gluing, re-strapping or mechanical re-fixing where appropriate, and replacement of damaged plasterboard. I would appreciate a quote for the required repairs, including whether plastering and repainting will be necessary afterwards. I need a carpenter or experienced handyman to fit a door jamb/frame and hang a standard internal hinged door in an existing doorway opening. The opening currently has no proper door frame. The job will include measuring the opening, fitting the jamb/frame and architraves, hanging the door, and installing hinges and a handle/latch. I can purchase the door and materials once advised what is required, or you can quote to supply them.
