The air conditioner is still operating normally. We noticed water leaking through the cornices while the painter was doing the painting work. It has not rained since last Tuesday, and the only thing the painter did was run the air conditioner for approximately 10 hours during the hot days. Based on this, we believe the issue is caused by the air conditioner rather than a roofing problem. After the area dries, if we run the unit for only a couple of hours and then turn it off, there is no leakage. We suspect the issue may be caused by one of the following: • The outdoor unit drip tray has rusted through, or the drain is blocked, causing overflow after extended use. • The drainage pipe may have been installed incorrectly or may be tilted the wrong way, preventing proper water flow. Are above issues can be repaired, or if they indicate that the unit is beyond repair. The system is over 10 years old. If repairable, could you please provide a quote for the required work? I need this down light fitting replaced. I have the replacement unit, I just need someone to do the wiring. The reason, is that the bulb base broke and is now stuck in this unit. Replacing the unit seems easier than trying to get the broken bulb base out.
