The water is leaking from the pipe connection under the skin in the kitchen area. This needs to be fixed please.

Bathroom leak needs fixing

Property / access • First-floor, split-level flat in a terraced house (leasehold), London SW11 area. • Issue appears related to waste/drainage (kitchen waste) rather than rainwater. • Access likely needed via small balcony/ledge outside the kitchen window. • please come with suitable access equipment (e.g., ladders/step ladders, and if needed a small access tower). Problem description • When the kitchen tap is running (and likely when dishwasher/washing machine discharge runs as they connect to the same waste), water leaks out from the soffit/eaves above the front door / porch area. • The leak stops immediately when we stop running water. • The under-sink cabinet is dry and visible pipework under the sink looks OK, so the issue is likely behind the units / within a wall or floor void / or an external waste pipe connection. • A plumber has suggested it’s not a blockage, but more likely a burst/split external metal waste pipe near/behind the small balcony/ledge outside the kitchen window. What we need 1. Investigate and confirm the source of the leak (trace the waste run from kitchen to outside / downpipe / connections). 2. Repair or replace the damaged section of waste pipework (likely external metal section or joint). 3. Test by running kitchen water/discharge after repair to confirm no further leak. 4. Please advise if any making good is required (minor sealing/patching), and what is included/excluded. Requirements (please read) • Must be experienced in waste pipe leaks / external pipework repairs (not just tap/sink swaps). • Please come prepared for investigation: • Basic leak tracing and pipework tools • If you think helpful: CCTV drain inspection capability (nice-to-have, not essential) • Please bring suitable access equipment (as above).

There is a really bad smell coming from my bathroom, i think this is something to do with a leaking sink trap

A plumber recently changed the plug for a new one (great, no problem there) but in doing so damaged the draw (it no longer closes properly and you can see in the photo it doesn't sit flush with the other draw underneath it) and there is also water leaking into the draw. Bathroom radiator valve leaking - so I think it's probably a valve replacement job.

Our sink is linking, the sealant has become loose and needs repairing.

The toilet water cistern keeps refilling because the water keeps leaking into the toilet bowl. We changed the valve part, but that didn't help

Waste pipe is leaking under sink .

I dismantled the pipes under my sink after fitting everything back together there is a leak. Specifically the leak is between the top of the ubend and the exit pipe. The problem is that the end of the ubend has a screw nut and the exit pipe is just a flat pipe so the connection isn’t tight enough

Toilet cistern needs maintenance (it’s a bit rusty), also flush keeps dripping and needs to be stopped

Fix a leaking isolation valve under kitchen sink

The ceramic discs in my old basin taps are broken and won’t stop dripping. Want to replace with new pair purchased online. There is also a slow dripping leak from the ubend behind the sink so I think this will need to be replaced too. I can either purchase or you can supply the ubend. Plumbers preferred.

Leak is coming from the red isolator valve at back of the bath. Needs replacing and we need a check that the leak isn’t coming from anywhere else. Female plumbers to the front! All offers welcome of course.

Leaking tap in the kitchen

I noticed a small leak (a drop every 30 seconds or so) where the tube of the toilet meets the wall, see photo below.
