Need an experienced plasterer/builder/decorator to “make good” a communal hallway ceiling after plumber accessed and fixed a kitchen waste pipe leak (leak already repaired and tested). Location: SW11 (communal entrance hallway above/near the front door). Current situation: • Rectangular ceiling opening and some damaged/loose plaster around it • Older lath & plaster visible in places • Pipework + lots of electrical cables visible in the ceiling void Scope required (please quote with breakdown, incl. materials & waste removal): 1. Protect communal area (dust sheets, tidy & safe working) 2. Remove all loose/damaged plaster/board back to sound edges 3. Install timber battens/noggins as needed to support the repair properly 4. Install insulation above the repaired area: supply & fit mineral wool insulation (Rockwool/Knauf, 50–100mm as space allows) for thermal/acoustic improvement. Install safely around cables/pipework (do not compress insulation, do not bury any electrical junctions, keep any required access clear). 5. Supply & fit 12.5mm plasterboard to close the opening (prefer fire-rated FireLine/pink suitable for communal area) 6. Scrim/tape joints + skim plaster smooth, ready for paint 7. Stain block any water marks 8. Paint ceiling (2 coats) and make good repaint surrounding area and hall way for an even finish 9. Dispose of waste + clean down 10. during the pipe access works, the doorbell/camera cable and cover/positioning have come loose. Please include in the make-good: • Refit/secure the doorbell/camera unit and cable neatly, and • Replace/refit the doorbell cover/boxing (as per the photos) so it looks tidy and is firmly fixed.

He even did some extra wood/trim painting beyond the original task at no extra charge, which I really appreciated. Skim a ceiling so that it has a smooth finish. we already have some Knauf Pro Roll ready mixed plaster that you could use but not essential. we have already patched it up after some damage, just need a final finishing layer to make it look good. There is original coving that needs to be treated respectfully as a little delicate.

Two Ceiling extractor fans need to be installed on the ceiling of two bathrooms where the old extractor fans were removed from. - You will have access to above the ceiling via the loft/attic - They need to be installed in the cavity of the ceiling, so they need some kind of frame to be built so that the fans can be stuck to it. One of the fans has been already installed but needs adjusting, see image taken from below. - The plaster in the ceiling needs to be fixed to fit the new extractor fans, the old ones were bigger so the hole in the ceiling plaster needs to be made smaller. The picture taken from the bathroom with the extractor fan already in place show how the plaster needs to be fixed in order to fit the new extractor fan. - The electrics need to be connected to the fans. I have added pictures taken from the bathroom and a picture of where they connect to the pipe, taken from the loft. Please ask questions or ask for more pictures if anything is unclear.

celinig extractor fans need to be installed on the ceiling where the old extractor fans were, and the plaster in the ceiling needs to be fixed to fit the new extractor fans. I have added pictures of the location where the fan is to be installed and a picture of where they connect to the pipe. The picture with the extractor fan and the one with the extractor fan being removed show how the plaster needs to be fixed to fit the new extractor fan.
