I have a clinic with a metal door frame and glass panels. A few of the hinges needs the rivets replaced so the door sits correctly in the frame. I believe the hinges also need to have some type of flashing installed between the hinge and the door frame, so they sit correctly on the frame and the door seals correctly. At present the hinges are loose so the door hangs a few mm and 'bangs' when it closes. See images attached.

Door was kicked in which has split some of the anchor points looking to repair and patch it back to standard will require a qualified licensed repairer with an invoice for Landlord to be satisfied as we are renting I have put a metal plate for now to allow us to lock the door safely. I am in Benowa, Gold Coast. Window leaks badly when the rain strikes it directly. Had the window sill replaced recently and during heavy cyclone rain after that a lot of water is coming inside the house from the middle and along the right hand side of the window. I have tried to determine where the water may be getting in by using a hose and it only happens when I wet the top of the sill area so definitely not from the roof. I also confirmed its not coming in thru the weep holes as the “channel” inside was dry
