Need frame straightened, & ensure windows open & close smoothly, with rubber seals fixed where needed. - fly screen repaired 7 windows all up - Need window tint done also 5 windows (if that’s something that you can do otherwise it may be for another tradesmen

Window replaced anytime i

I have 5 aluminium frame double hung windows installed that need repairs. Some get stuck sone dont stay up, some stop 10cm from top and wont go any further. One needs new spring mechanism

Old windows are a bit flimsy

Window above hallway is leaking in heavy rain. It is quite high up, so I cannot reach it from the internal stairs. I can't get up close enough to see exactly what the issue is.

There are two aspects to the job. One is to repair and seal the tops of two decorative window frames made of a frame with styrofoam that has been painted/rendered. Birds have pierced the paint and there are holes. These need to be filled and an impenetrable sheet (maybe metal or thin cement) needs to be cut to size and placed on top and sealed so that rain can’t get in to the window below. The second part is to replace a wooden window frame that has rotted as water was able to get through the decorative frame. The job will need scaffolding I believe as it’s 5m high.

At the time of the inspection, it was noted that the back sliding window in the master bedroom was stiff to operate. This may be due to general wear and tear. A building maintenance professional could be engaged to assess the window and replace any affected parts.

This window has been unable to be closed as the window is too heavy to stay up as the balancers have perished.

Metal window frame in bedroom has come away due to worn rivets etc and is hanging there. It needs putting back in place and possible a fix on the sliding window on the right will need repairing.
