Carpets have been removed, and I am seeking a high-quality, modern finish using a water-based sealer and polyurethane system. ​Project Details: * Total Area: 65 square meters. ​Current Condition: Floors are bare timber but have some residue from old carpet underlay. ​Scope of Work: ​Full Sanding: Professional sand to bare wood, removing all old residue and leveling the surface. ​Punching of nails and filling of holes/gaps as required. ​The Coating System: * 1 Coat of Water-Based Sealer (to prevent tannin pull and side-bonding). ​2 Coats of Water-Based Polyurethane. ​Fine Sanding: Intermediate light sand/buff between coats for a smooth finish. ​Must use professional dust-extraction sanding equipment.
