We need approximately 21 square metres of hardwood flooring sanded and polished with 3 coats of high gloss. It is a bedroom and an L shaped hallway. Bedroom floors a bit paint speckled from recent painting (see photo). Hall floors in good condition. Bedroom floors have been stained at some stage it doesn't matter if this comes off in sanding or isn't able to be taken fully back. Happy either way.

Looking for an experienced handyman/renovator to refresh a small 3m x 3m granny flat (9m²) and turn it into a clean, modern home office. Work required: - Remove existing wall shelving and patch holes - Prepare and paint interior walls and ceiling - Prepare and paint exterior cladding, fascia and trim - Surface prep to include sanding, filling and priming where required, particularly weathered exterior timber - Supply and install grey carpet and underlay to approx. 9m² - Minor patching/repairs as needed - Clean up and remove waste on completion I’m looking for a fresh, simple finish with light/off-white walls and dark charcoal exterior trim/door. Please quote for labour and materials, including preparation materials, carpet and underlay. Please note - we have purchased paint - No electrical work required. This will be handled separately. Photos show the current condition and the style I’m aiming for. Budget: around $1,500 including materials but open to reasonable offers based on the work required.
