Property / access • First-floor, split-level flat in a terraced house (leasehold), London SW11 area. • Issue appears related to waste/drainage (kitchen waste) rather than rainwater. • Access likely needed via small balcony/ledge outside the kitchen window. • please come with suitable access equipment (e.g., ladders/step ladders, and if needed a small access tower). Problem description • When the kitchen tap is running (and likely when dishwasher/washing machine discharge runs as they connect to the same waste), water leaks out from the soffit/eaves above the front door / porch area. • The leak stops immediately when we stop running water. • The under-sink cabinet is dry and visible pipework under the sink looks OK, so the issue is likely behind the units / within a wall or floor void / or an external waste pipe connection. • A plumber has suggested it’s not a blockage, but more likely a burst/split external metal waste pipe near/behind the small balcony/ledge outside the kitchen window. What we need 1. Investigate and confirm the source of the leak (trace the waste run from kitchen to outside / downpipe / connections). 2. Repair or replace the damaged section of waste pipework (likely external metal section or joint). 3. Test by running kitchen water/discharge after repair to confirm no further leak. 4. Please advise if any making good is required (minor sealing/patching), and what is included/excluded. Found suspected live cable in wall (cable detector shows AC warning; warning disappears when ‘SOCKETS’ breaker is turned off). Small area of plaster has broken away exposing/indicating wiring path near a socket. Need qualified electrician to inspect and make safe before painting.
Very polite, punctual and professional. Arnold came to check a potential AC issue, explained everything clearly, and confirmed it was nothing serious (turned out to be old plastic fixings and a dodgy detector on my side!). Honest and reassuring. Would happily recommend.
