Measurements below: current fence height = 60cm width of proposed metal gate panels= 147cm (either side of brick walls) 96cm width and 100cm height for height height of railing to split stairs to be 100cm in addition, as can be seen from the photo’s there are cracks on some of the bricks, i’d be looking for these to get repaired too

We have a suspected water leak/water ingress in our bathroom and need an experienced plumber to investigate and identify the source, and repair it if possible. We live in a leasehold flat and have recently returned from being away for 2 weeks. We noticed: - Damp/discolouration on the bathroom wall immediately beside the toilet - Slight dampness behind the toilet - Water getting underneath the LVT flooring immediately outside the bathroom door - A raised/bubbled area in the LVT next to the wall beside the bath - The bathroom in the flat above is directly above ours The bathroom was not used while we were away, so we're concerned there may be a slow/ongoing leak. We would like someone experienced in bathroom leak detection to: - Identify the source of the water ingress - Check the toilet inlet/waste connections and pipework - Check the bath waste, pipework and surrounding plumbing - Check for water ingress around the bath/silicone - Advise whether the leak could be coming from the flat above - Repair the leak if the source is within our flat - Advise whether any further investigation is required We have photos of the affected areas and can provide these with the task.
