Roof repairs, we are experiencing a leak due to cracked tile but upon inspection it was recommended we repair other things. Details as follows: Roof Report Summary: Storm Damage Assessment: No storm damage was found on the roof. Water ingress is due to maintenance-related issues. Roof Construction Details: Material: Boral concrete tiles Sarking: Not present Pitch: 20° Overall Condition: Average Findings & Issues: Slipped tiles: 2 tiles have slipped out of place. Slipped valley tile: 1 valley tile has shifted, trapping a bird skeleton, which may have contributed to water overflow. Cracked valley tile: 1 tile in the valley is split. Displaced ridge pointing: This is likely a key cause of water ingress. Recommended Maintenance Work: To resolve these issues, the following repairs are required: Replace 3 broken tiles (at the ingress points). Reinstate 3 slipped tiles. Re-bed and re-point 4 meters of the front ridge. Install 12 additional valley clips. Clean all gutters. Reinstate timber trims. Re-point the main ridge. Once these maintenance tasks are completed, the roof should be properly sealed against further water ingress.

One side of the ground floor gutter is getting loose. Needed to be reattached to the wall with a few screws. A ladder will be required.
