I need to install a fly screen on this window that still allows the window to open from inside

The sliding door doesn’t roll well. It gets stuck and requires weight to move it all of the way. It could be the wheels or the track, I’m not sure. The door is also seems a little difficult to get out of the frame, I can’t manage to do it.

Wire up and install new LucciAir Whitehaven Ceiling Fan in our back patio area. We have the fan and it also has a remote. The roof is at an angle so will need some kind of bracket to make it level. Also the Patio roof is attached covering part of our house roof. Hoping its possible to run a conduit around the side of the house the onto the Patio roof. See attached photos.

See photos of wood rot damage on exterior window sill of the main bedroom, as well as on the interior window sill of the upstairs rumpus room. I can’t afford to replace the entire window frames and windows so am looking for someone who can do what they can to repair this.
