Bathroom and laundry timber windows need some repair of rot, replacement of hinge and some staining two windows. It would be good to replace the old thirty year old window exhaust fan in the bathroom with a similar, more effective one to ensure steam in the bathroom is dealt with. Anticipate replacement of window frame that has rotten, and repair of parts in reasonable condition, then stain both window frames.

My dining room's sliding door was working fine until yesterday. I think something's broken (possibly the roller, but I don't know) that since this morning it's very heavy to open and close. It's still able to open and close it, but it's very difficult to. I need someone that can help to fix it so that it can open and close normally again. Note: it's the right door from the picture.

There are 2 sets of timber sliding doors ( 2 doorways with 2 doors each) in the living areas that are old and hard to slide. There is a lot of resistance when sliding them. they are hanging on rails that are concealed by a timber pelmet, of which I cannot clearly see any screws or nails. repair the sliding doors to the original smooth sliding state. remove pelmet if required but it must be put back, restored to original state (minus any painting required).
