There are also timber elements/wood finishes that have deteriorated and require repair or replacement as needed. Recommended works would include a roof inspection, leak rectification, replacement of any damaged tiles or related roofing components, and repair of affected timber finishes.

I think tiles are cracked and cement has some gaps. But someone needs to come a inspect. I may be wrong too. Needs this leak fixed!

Purchasing a house that has had multiple roof leaks. As such there’s sections which have fallen away and need complete resheeting, two sections needing smaller repairs. There’s also other opportunities for work in other areas of the house. I do apologise at how terrible the screenshots are, wish I had some better images to share! Needing quotes to get a gauge of what this repair would look like and timing for execution. House will likely settle just after Christmas and it’d be great to have repairs done by mid-Jan.
