Hi there, need a few items taken care of: OUTDOOR Fence posts: a number of posts on the property line are either missing or misaligned. Replacement and re-fixing of the planks that have fallen off required. Will require approx <10 new planks (I will provide) Gutter: there is a leak in between the joins that is causing water to leak through a door jamb and drip inside the house. A silicone sealant did not fix this, unsure whether a waterproof tape or replacing a section of the gutter would be more suitable. ( I do not have suitable material/ tools for this - you will have to provide) Manhole hinges: on the side of the house is a little half door (Manhole)where a pump can be accessed. The hinges need replacing on them INDOOR Bedroom Bedroom ceiling : paint flaking from ceiling. No moisture or water evidence. It was painted less than 2 years ago but I suspect the painter did it dodgily or didn't add primer or something to that effect. ( I do not have paint or rollers or scrapers - you will have to provide, along with appropriate steps to ensure the furniture does not get coated with any scrape off- ie drops wets, tape etc. ) Bedroom wardrobe: has a small hole located at floor level on the back drywall. Hole is roughly <10cm high and <30cm long. Would like it to be patched ( and sanded if possible to blend it with the rest of the wal to look natural)(I do not have the material board, you will have to provide this) Bathroom: Bathroom ceiling : has mould on ceiling, mould removal and repaint if necessary. Or kill the mould by painting. ( I do not have miuld killer or paint - you will have to provide.) Shower tiles: a few tiles missing, a few thin tiles heavy discoulourment/ rust. Area that is missing 4 tiles to be waterproofed and tiled. The rusty thin tiles will need removal, re waterproof and re tiled. ( I don't have tiles or waterproofing or adhesive or grout. - you will have to provide) Laundry: leaky taps difficult to close. (I don't have washers)

1. Remove 21 x old down lights and replace with new LED down lights. This was previously done with 4 lights in the kitchen area before I moved in. 2. Remove ceiling light in main bedroom and replace with ceiling fan. 3. Fix oven top exhaust fan and light which was installed a year ago but doesn’t work. If someone can please firstly come to do an initial inspection, I will then buy the compatible lights and fan and then removal and installation job can be done after that. Will do cash.

Flyscreen replacement for balcony door

Cables have come loose and box is unable to close. Secure inside and make safe.

Install 5 ceiling fans. 2 downstairs into masonry and 3 upstairs( unsure if there is stud support above current light fixtures). Need help with patching the wall and repainting the wall. I will require a licensed tradesman, for Strata approval. 1. Remove the plug point on the picture and patch it. The electrical connectors have been removed already by an electrician. 2. Patch multiple locations as per the images, above and below the aircon duct. 3. Repaint the wall with colour matching paint. Note - you will have to be colour match and purchase the paint, Bunnings near by. I do not know the colour code, sorry. Kindly ask the questions before quoting / accepting to do it. Thank you.
