Need a hose tap purchased and replaced, and hose parts fitted so they no longer leak

Under the sink, there is a leak where a tenant turns the tap on. We believe it is the U-bend pipe that needs a new washer or maybe to be replaced due to possible limescale buildup. We have videos of the leak. Also, the door spacer/trim needs resticking down as it's loose.

My shower keeps leaking behind the tiles which floods out into the bathroom, need someone to come and identify where the leak is coming from (and hopefully be able to fix it) as it’s stopping us being able to use the shower

The en-suite shower room where the leak is located is on the first floor. Remove some wall tiles and lift out shower tray, repair leaking drain piping, replace with new shower tray like for like, replace removed tiles like for like, remove wallpaper on damaged wall below, repair plaster then sand down, replace wallpaper with new. Ignore the budget figure given as I have no idea but it is a required question!
