I have been looking at my options for fixing the gap between my newly restored wooden floor and my skirting board. Beading is not a solution as it only fits in some places, not all. The gap is bigger and smaller in places, its irregular. We have beading around the rooms currently and it doesn't work. So I then looked at replacing the skirting boards completely but that is so expensive to do. So now I am exploring the option of filling the gap. I assume there is something like expandable foam and the wood wax or plaster that can fix the gap. I want to know realistically what the outcome will be as I want the finish to look clean where the skirting board meets the floor. I really need to understand the best option for this. And I have no idea of the cost so I just put something and you can advise me. I do want this to look as good as possible - so willing to hear ideas, thank you. I have provided pictures - however the gaps as mostly covered by beading at the moment, which I want removed.

Hello! We are needing works to the ground floor and stairs of our property. The laminate needs replacing in the living/dining room along with the skirting boards (they have already been removed). In the hallway the laminate needs removing and replacing with tiles. The skirting boards also need replacing in the hallways. The carpet needs removing on the stairs and a runner to be installed with thr floor underneath primed and painted white. We will provide all materials. Floor plan attached, as mentioned it is only the living room/dining room plus stairs. We have a lot of pipe boxing in our new flat which is bad quality and takes a lot of space. Some of it has come off, while we have tried to open other parts of it to check what is underneath. We found that the boxing is 15 cm wide for some reason although it covers only 2-3cm of piping. We need it to be redone or possibly replaced by skirting boards.
