I'm looking for a licensed tradie to repair my leaking terracotta tile roof. The single storey house is located in Pendle Hill. A few weeks ago I hired a tradie to replace the old lead flashing with a new one. He assured me that the roof wouldn't leak and guaranteed the work for 5 years. However, it still leaks in the exact same place as before. Obviously he hasn't fixed the problem, and now refuses to pickup my phone calls. The roof only leaks when there is heavy rain and wind from the South or East. There are absolutely no leaks when there are light showers. There is a step in the roof (upper & lower roof) and I believe the seepage is from the cracks located at the step (below the upper roof) - the cracks are clearly visible in the photos and videos attached. This is probably why it only leaks when heavy rain hits it at a certain angle. I think an additional new flashing may be required to wrap over the step/existing flashing, or the cracks need to be sealed by re-pointing. However, I'm going to leave this up to someone with expertise, knowledge and experience to assess the situation and come up with a solution that is guaranteed to work. Previously, I also got broken roof tiles replaced, so I don't think any tiles need to be replaced this time around. Nevertheless, I have a few spare terracotta roof tiles lying around just in case. I am not in a rush to get this resolved. You can inspect the roof Thursday - Friday in the afternoon, or anytime on weekends.

There is a water leak from the rain most likely from the gap between the roof tiles

If there is strong wind and rain, water drops from sealing sunlight edge area. I took some photos and wet area marked with red. I guess roof top edge 10-20 cm width area through which water leaks. It drops on the sealing. This water mark is visible on the sealing. Water could be 2-3 cups. An expert roof repairer can identify the problem and do the job in professional manner. Just let you know that I will be at home tomorrow Saturday, Thursday and Friday.
