Hi everyone - I have a cottage at Kincumber that 3 years ago had 9 metal sheets replaced on the roof, only for me to find out he lied to me and only added 7. Instead of removing all the old rusty metal sheets, he just threw them on top without fixing any screws or addressing the leaks through the roof so need someone very experienced to help me fix this. The house is currently empty so you have flexibility in how/when you wish to fix in across 1-2 weeks. The new metal sheets are still in good condition so can be re-used, I just need the old rusty ones underneath removed and have the remediation/repair addressed to prevent additional stormwater leaks via the roof. Need your attention to help fix: * blocked or rusted gutters and damaged roof sheets (remove anything no longer needed/required and causing more damage) * reconnect disconnected/downpipes leaking into walls, * flashing repair/replacement * replace loose/rusted roofing screws & reseal penetrations * clean overflowing valleys, or water backing up under roofing during storms (assuming this is a gutter clean?) * remove old and installation of new whirly birds * overall minor roof leak/moister repair One recommendation that must be addressed is: Corro profile metal roof sheets require a minimum roof pitch of 7 degrees to comply with manufacturer installation requirements. I have an older cottage and in the severe rain a few weeks ago I had water ingress. I believe this to be from around where the screws fit tin to batons - I need roof checked and screws resealed. I dont have actual pictures of the roof as I am unable to climb up but front the pictures of the internal leaks I am able to pin point the approximate areas of the problem. Areas are in 2 bedrooms and kitchen - and these all line up across one section of the roof.
