Hi, I am looking for a leak detection inspection at my house. We have noticed water/moisture coming from the gap between the skirting board and timber floor outside our ground floor bathroom. The affected area is around 1 meter long. The bathroom is fully tiled, and the location corresponds roughly to the toilet and basin. There is no visible swelling or staining on the bathroom walls or skirting board. We need to identify the actual source of the water, and we would like to rule out the toilet connection, basin plumbing, concealed pipework and waterproofing membrane. Could you pls let me know: what detection methods you would use; whether you can provide photos and a written report identifying the likely source and whether the inspection can be done without removing tiles or causing damage. Its a townhouse. On ground floor laundry space I want to install a toilet. There is no existing toilet currently. In the strata complex another unit has done this so it is feasible. Happy to supply the toilet if you can guide me the requirements.

Please see pics for sketch of work required I’m not looking to redo the pipe work in the wall, only the under sink plumbing would need doing. All PVC. I’m basically looking to turn this into a dog wash station so I’d like to keep the taps where they are and run a shower type fitting so that the reach is there for the sink. I’d also need the cabinetry and countertop done.

This is a two‑storey house. When I use the vanity in the ensuite of Bedroom 1, water floods onto the floor, which means the drainage pipe is blocked.
