One of the flooring pieces are broken they need to be removed and replaced before the floors get sanded

Master bedroom approx 3 x 4m with significant termite damage to hardwood floors, skirting boards and door frame. Termites have now been sprayed and very minimal damage to bearing under wall, remaining structure is fine and on concrete stumps. Want floor covered in chipboard and then carpet (I can get the carpet done by someone else if required).

Sand and clear polish to floorboards as per floor plan attached. Total area highlighted in yellow requires sand and polish. Where I have added some blue lines is the area with wear and scratches the rest of the floor is in good condition. Floors are hardwood. House is empty of furniture and ready for the task.

Sand and varnish (matte) also 1 minor repair (as per photo of a gouge). Engineered hardwood oak matte finish. Hasn't been sanded before. Only a portion of the house 4.5x 3.5m approximately of the kitchen/dining area.

Details: • Approx 53m² of solid hardwood flooring • Boards are 20mm thick × 82mm wide • Floors are in very good condition – they appear to have been carpeted for most of their life • Some old lacquer and paint overspray that needs sanding off • Nail holes present but nothing unusual Its a really beautiful floor and I am keen to make it right again The goal is to sand back to raw timber and I will apply a natural finish. Sand back and restain in a black Japan (or similar) clear coat existing hardwood timber floor for a semi gloss finish. There are three rooms (total of 40m2) - living (4.5x4) - hallway (1.05x10) -study (3.2x3.8) To be completed.

Water marks from dog water bowl. Shouldn't require sanding as they are new marks. Haven't tried hydrogen peroxide or other solutions as would prefer someone who has done before and not to permanently stain the flooring. Approximately 4 square metres.

Labour only. We have 1 damaged Baltic pine floor board which needs to be replaced. We have a spare floor board plank to replace the damaged one. Therefore the damaged plank needs to be cut and replaced with a new plank. No sanding or staining is required. There isn't any access to under the house.
