The main job is installing a finished powder-coated balustrade, approximately 2.8m long, above an internal stairwell and alongside a custom TV cabinet. It must be installed neatly, level, securely fixed to suitable structural points and compliant with applicable requirements. No cutting, welding or modification without approval. Other work includes replacing four internal door-handle sets and diagnosing why two recently installed sets seized; installing a support bracket under a small floating desk; removing the existing washing machine and dryer and connecting replacements; measuring, supplying and installing a ventilated cupboard door matching the existing white kitchen cabinetry; installing a unit number without damaging the entry door; and completing some minor repairs and patching. I will supply the balustrade, replacement handles, washing machine and dryer. Other materials and structural fixings can be agreed after inspection. I believe water is getting in somewhere around this area and may have caused some damage behind the visible timber. I want the damaged timber removed and replaced properly, with the area sealed so the water ingress is fixed. WORK REQUIRED: • Inspect the area and work out where the water is getting in. • Remove rotten and damaged timber. • Check behind the visible timber for any additional damage. • Replace damaged timber with suitable timber. • Make sure everything is secure and structurally sound. • Seal and weatherproof the area so water cannot continue getting in. • Recreate the existing shape and appearance as closely as practical. • Paint/finish the repaired area to blend with the existing house. I'm happy to consider a handyman or experienced DIY tradesperson for this job. You do not need to be a licensed carpenter or builder. However, I do want someone who is confident and experienced with timber repairs and working on houses. This needs to be a proper repair, not simply filling the rotten timber or covering it up. Please include some photos of similar repair work you have done if possible. The main priority is stopping the water ingress, replacing the damaged timber properly and leaving the area looking neat and secure. I need a timber sleeper installed underneath the existing retaining wall. The sleeper is needed to close off the gap underneath the retaining wall so concrete can be poured up to the wall without spilling underneath. The ground slopes, so the sleeper will need to be cut to follow the slope/angle of the ground so it fits neatly into the gap. I haven’t measured the gap yet, so I’d like someone who can measure it, cut the timber to fit and install it securely. Timing: Needs to be completed before Tuesday. Photos attached.
