Guttering brackets have come loose in one short section section (~ 4 metres) on 2nd story, likely fixed with 30mm instead of 50mm screws, need to be fixed back, we don't have a ladder so can't do. We have other roofing work coming up but need this fixed ASAP while we're planning the other works. I'll add pics ASAP.

Outdoor metal stair railing needs two sections cut out and replaced, 1 x 1 metre, 1 x 2 metres. New pipe sections to be shpaed and welded in. 3 x base railings, where pipe goes into slab have rusted away and needs repairs / fixings placed over or around.

Removal of asbestos cement sheeting (non-friable) in our laundry room - test completed and asbestos detected and small part of sun room ceiling. Also require removal of tiles & sheeting (asbestos not detected in the test) from the small powder room next to the laundry ready for renovation. Space is approx 12 - 18m2
