Repair sash window – fix or replace damaged sash cord One of my sash windows still opens and closes, but the left-hand sash cord is damaged or detached, and the counterweight inside the frame may be stuck. The tension feels uneven when opening or closing. The work should require: Remove the interior staff bead (thin strip of wood on the left side holding the lower sash in place) Take out the bottom sash carefully — lift it slightly, tilt it forward, and rest it down Open the access pocket on the side of the window frame (small painted-over panel about 10–15 cm tall, held by one or two screws) Retrieve the counterweight and attach a new sash cord (cotton or waxed nylon) Thread the new cord over the pulley wheel, reattach it to the sash, and rebalance both sides The window and glass are intact; it just needs the cord mechanism repaired and adjusted. Please bring the cord and tools.

Sash window spring balance repair: I have a tilt-to-clean 1000x1300mm wooden spiral balance sash window from a 1990s building (SE16 5EE) that includes support bars to hold the window at an angle when tilted. The bottom half of the window was blown open into the tilt position in high winds a few weeks ago. I was able to rotate the sash back into the frame so it is vertical again. Now the left side is stuck open (about 4cm from the bottom) and won't slide up and down; the right side is fine. The tilt latches must have come undone to enable the wind to blow it open.

One of my sash windows has become increasingly stiff and difficult to open and close. The window can still move, but it’s sticking due to friction along the side tracks, possibly from paint buildup and wear. I need someone to: • Gently loosen the window if needed (without causing damage) • Lightly sand or clean the sliding tracks if necessary • Lubricate the sash tracks (preferably with a dry silicone spray, not oil-based lubricants) • Check the sash cords for basic condition (no need for a full replacement unless necessary) • Make sure the window slides smoothly again without excessive force Important: • No heavy force or removal of the window needed — it still moves. • Please bring your own tools and materials (fine sandpaper, silicone spray, etc.) • Care needs to be taken not to damage the paintwork unnecessarily.

I have bought 2 bronze barrel-style window stops to replace old ones, which now need screwing into a sash window frame. It should be straightforward. You can see from the photos we had to remove old ones because we lost the key so the new holes will go under the circles you see in the photos. It should involve drilling 2 holes and screwing the barrels into the frame so that the stopper can prevent the window from opening past a certain point. I’ve also included a photo of another window to show you what it will look like when complete. Thanks

This is a Victorian flat conversion building so the windows have the old sash frame + front glazing, both of which should be able to slide up and down to open, one side has broken/got out of sync with the mechanism, so one side is stuck and one side is permanently open. one of my sash windows doesn't close anymore when I pull it down, it gets stuck around 10cms above the close, and it's because one of the 2 ropes holding it up that normally slides up and down on the little metal ring is blocked and not moving anymore. As in, when I pull the window up the rope doesn't slide up inside the hole but just hangs in the air, and when I pull the window down it just gets stuck. There is another, less important issue with the secondary glazing of the other sash window: when I open the secondary glazing of the other window, it doesn't hold up tight but slides down, meaning it's impossible to keep it halfway open, but only opens by one third or so, as it slides down. This second issue is not really a major problem though, so even just fixing the first one would be great
