Unsure of cost so looking for detailed quote (1) Brick flashing: The flashing to the rear outrigger roof has some deterioration to the cement pointing and this requires renewal which we would like undertaken using a flexible lead sealant. (2) Brick pointing: There is some deterioration to the cement pointing and cement fillet details in the parapet walls. This is due to general weathering and this requires repointing and minor repairs. (3) Front door adjustment and glass replacement: The timber front entrance door to the subject property is a little stiff to operate and would benefit from adjustment. Furthermore, there is a small crack in one of the glazing panels which would benefit from replacement. (4) Patio door adjustment/repairs: The timber rear double doors from the living area are in a reasonable condition however there is minor timber decay noted to the base of the doors where they sit in water on the threshold. The doors catch slightly on the threshold and are therefore difficult to open and require adjustment and repairs. (5) Utility door adjustment: The UPVC rear door from the utility has a large gap between the door and the frame at the top indicating the door has dropped and is difficult to operate. This door requires adjustment. (6) Terrace door needs trim insulation and drip cover: The timber doors to the terrace are in a reasonable condition but clash slightly when operating and would benefit from adjustment. There is a small gap between the doors at the top which would benefit from installation of a trim to prevent cold air entering the property. Furthermore the doors do not have a drip cover and therefore rainwater running down the external walls is collecting on the top of the doors. We would like to have a drip cover fitted above the door doors to prevent the water entering the property and deteriorating the doors. (7) Bedroom door frame adjustment: Some adjustment work is required to one internal bedroom door as it catches on the frame.
