I’m looking for an experienced floor sanding specialist to restore the timber floor in a small front room in my house in East London. The floor is engineered oak (I believe), and has surface scratches, scuff marks and some black marks from general wear. Before committing to the work, I’d like you to assess whether the floor has sufficient wear layer to be professionally sanded and refinished. If suitable, I’m looking for: * Light sanding of the existing floor * Filling any minor gaps if required * Professional finish with a durable matt lacquer or hardwax oil (happy to discuss the best option) * Leave the floor looking as close to new as possible The room is approximately 7.4 m² (around 2.3 m × 3.2 m). Living room wooden floor originally varnished in mahogany varnish, but the varnish is chipping off. There are chairs six in this set and all could use some attention to finish and perhaps some buffer on the feet so that they don't damage wood floors as we will be moving soon, but the pictures are of the most in need: seat upholstery collapsing on one, caning on another, joints reinforced on one captain, and back repair on the other captain.
