Baxi Duo-tec 40 Combi ErP boiler initially showing E119 low pressure. One of the filling valves appears stuck (might be doing something wrong), so I couldn’t repressurise it. Smart thermostat doesn't seem to be communicating with the actuator. Unsure if that is the issue but I cant change the temp of the water and the taps/showers are barely getting luke warm. Boiler is firing up but just no heat.

The boiler the filling tap has stopped working. Water comes out of the tap itself, but the pressure gauge doesn't move at all now, so I can't get any pressure into the system. That means no hot water at all now.

You must be a plumber or a heating engineer. Boiler diagnosis completed as follows below and need someone to replace both parts. Parts to be ordered separately and not included in price here. - system pressure was low. I topped up the pressure and reset the boiler; however, the boiler still failed to fire. The appliance was displaying the fault code shown in the photographs provided. I referred to the manufacturer's instructions, which identify this fault as relating to the gas valve. I then contacted the manufacturer directly to confirm, and they advised that the fault is associated with the gas valve and ignition electrodes, with replacement of these components being the recommended course of action. The active fault codes displayed on the front of the boiler provide a clear indication of the fault condition being detected by the appliance, and the manufacturer has confirmed that these codes relate to the gas valve and ignition electrodes.

There’s a gap beneath my boiler that needs to be covered as it’s a possible entry point for mice. The pest control company has asked for a Perspex sheet to built and siliconed in place around the boilers paperwork. Would need to be custom fitted and make w a jigsaw. Thanks

Hi, I’m looking for a professional decorator or handyman to repair and repaint water-damaged walls in the common stairwell area of my apartment in NW3 London. There was previously a leak from my boiler (faulty ball valve), but this has now been fixed and the area is drying out properly. The walls currently have: • Brown water staining • Flaking / bubbling paint • Some minor plaster damage • Light mould in one lower corner I want the job done properly so the staining doesn’t come back through. The job likely requires: • Scraping back all loose paint • Treating any mould • Sealing with stain-blocking primer (e.g. Zinsser) • Filling / patch plaster repair where needed • Sanding smooth • Repainting (white/neutral to match existing) This is in a stairwell so access may require care (not very high ceilings but awkward angles).
